Please contact our office and we will email you an online rental application which includes a credit, criminal background, and financial check. We also will check landlord and employment references. This process takes 24 to 48 hours.

Once your rental application has been approved, we will email you a lease agreement for electronic signature. If you have credit challenges, you will need a co-signor or provide a larger security deposit. On move in day, we require funds to be in the form of a cashiers check and all monies owed including security deposits, advanced rent, etc... must be paid in full before keys are released. We ask that within 48 hours an inspection sheet noting any imperfection(s) of the unit should be noted and emailed to our office.

Rent is due on the date noted in your lease agreement. We accept personal check, money orders, or cashiers check. Late fess are assessed (the exact amount is noted in your lease agreement) beginning 5 days from the due date of the lease. Upon move in, you are provided with postage paid envelopes for the duration of your lease to make mailing your rental check easy. How do I reserve? Once you see a property online, please click on the calendar to ensure your dates are available. If they are, click on the inquire button and you will receive a response within 24 hours. If the property is available for your time frame, we will then email you a lease agreement along with any required application forms stating all terms and conditions along with payment instructions.

Upon reserving 35% of the grand total plus any condominium / HOA association and / or membership transfer fees are due upon lease signing, 32.5% is due 60 days prior to check in and the final 32.5% is due 30 days prior to check in. Please note; to receive keys, full payment has to be made prior to your check in date. Payment reminders will be emailed two weeks prior to the due date of each installment.

Our fees entail: the rental rate + 11% state/hotel tourist tax + a 250 transaction fee + cleaning fees (amount varies dependent on the size of the vacation rental) + any application condominium / HOA application / membership transfer fees + a security deposit that can range from $500 to $2000 (dependent on the duration of the lease). The security deposit is fully refundable less any electric overages (if they apply) and if no damages are done to the rental property.

If the lease is cancelled more than 30 days prior to the date of arrival, the rental reservation may be cancelled with a partial refund of the total amount paid minus a 15% cancellation fee and applicable fees (paid to broker). If cancelled less than 30 days prior to the date of arrival, a refund will be given to tenant, minus 5% and applicable fees (paid to broker), provided a substitute Tenant is secured at the same rental rate and terms. Tenant must notify Rental Agent in writing of intent to cancel. If no substitute Tenant is procured, all monies will be forfeited to Landlord, less the prior agreed amount of commissions payable to Rental Agent.

No we do not, natural occurrences may effect your vacation but is something that is out of our control.

Each property description clearly states how many people are allowed to stay at the rental  property. Also, Page 1 of the lease states the maximum number of people allowed.

Once the final installment has been received and your reservation has been paid in full, Arrival Instructions will be sent via email explaining the check-in process. The majority of our properties have a coded lock box on the front door of the unit, so you may check in at the designated time on your arrival date.

Yes, we can provide daily, weekly, bi-weekly or monthly cleaning service at an additional cost.  Please call our office to schedule and to get an exact rate..

All bed linens which include sheets, blankets and pillows are provided and a set number of towels are provided for each bathroom; along with beach / pool towels.

All units are equipped with a stove, microwave, refrigerator, coffee pot, toaster and an adequate supply of pots, pans, dishes, and silverware. Above these minimum items, all properties are equipped differently. So, if you have special requirements you should bring those items with you to be sure. Also note, that there are no food items provided with the rental and this includes seasonings.

Most of our properties are equipped with internet / WiFi, please check page 1 of your lease and it will specify if there is internet access. There are also many open WiFi networks in the area at local businesses.

No, all of our properties are smoke free and we have a very strict no smoking policy. Please smoke outside and insure all doors and windows are closed while smoking.

 Check out time is 10am 
  •   Remove all trash from the residence and place it in the appropriate receptacles. Please take receptacles to the end of the driveway (if applicable)
  •   Place all dirty dishes in the dishwasher and start it.
  •   Turn off all interior/exterior lights and ceiling fans.
  •   Set the air conditioner to " Auto " and " Cool " to 76 degrees.
  •   Return any moved furniture back to its original position.
  •   Double check the residence for all your personal belongings.
  •   Please leave the keys as you found them on day of arrival, if keys were in a lock box, please return the set of keys to the lock box. ** PLEASE DON’T FORGET THE GARAGE REMOTE **
